C. 1918 Manor House in St-Nicolas-de-Bourgueil, France

Listing Description

"A spectacular 16th Century Style Manor House with a small gite, situated between the vineyards of Bourgueil and the River Loire. This quite unique property was constructed some 100 years ago in the same style as a 16th century manor house. All the materials are completely authentic and genuine reclaimed items. There is a stone tower and even a working portcullis! The property could be further restored and enlarged.

This property really is unique, it has all the style and character of a 16th Century manoir but being constructed approximately 100years ago means the attendant wear and tear of a 500 year old building is avoided! The entrance hall is accessed through huge oak doors. to the left is a kitchen, utility, downstairs WC and bathroom. To the right is a small bureau with access to the separate Gite and a massive oak door leading to the principal tower with its own exterior entrance door. The entrance hall leads to the main Salon which has a beamed ceiling and impressive open stone fireplace. This leads through to a Dining room which can also be accessed from the Kitchen. From the salon there is another large reception room. The gardens are accessed from the main Salon. The stone stairs in the Tower lead to the first floor and another large oak door leads to a beautiful Library/sitting room with a lovely stone fireplace. There is access to a huge attic which could easily be converted to provide further accommodation. There is a family bathroom and large bedroom. A door leads to the stone exterior stairs which descend to the rear garden, the entrance being protected by a working oak portcullis. The tower stairs continue up to the second floor where there are more attics which again could be converted to provide further accommodation. Attached to the property is a large Grange, part of which has been thoughtfully and tastefully converted into a 2 bedroomed Gite. It comprises of a large living area with a kitchenette, a bathroom and Stairs leading up to the bedrooms which are situated on the first and second floors. Outside there is a further detached Grange which currently serves as a Garage with an attic over. There is a further stone building which was at one time a private chapel. The private enclosed gardens also have an ornate stone built well housing. On the opposite side of the lane in front the property there is a further large garden which has a stone built wood store and anther shelter storing old stones reclaimed to use on further building work on the property. I live only 25min away from this town! My first job was in the next-door town of Bourgueil in a real estate agency. It’s a nice area near the Loire river but especially famous for its red wines named after the names of the 2 towns. The area is filled with vineyards and forest above the 2 towns. Bourgueil has a nice and big farmer’s market every Tuesday morning.

This is very interesting property, thanks for sharing!

I found it! https://goo.gl/maps/cgdxtjajbWM2 Aaaand unfortunately the streetview isn’t available in this exact spot. You can catch a glimpse of it here: https://goo.gl/maps/3Ms3WzyueEB2 (I was helped because on some pics we can see a bit of greenhouses near the property. And in reality it’s surrounded by them).

And just as I expected, they lied about the location. It’s in Chouzé sur Loire, not in St Nicolas de Bourgueil. I found out because the description said it was in the countryside between the 2 towns. And at the south of St Nic’ there’s not much countryside and it ends with the A85 highway. (North of the town are the vineyards). But there’s plenty of countryside North of Chouzé, south of the A85. Maybe St Nicolas sounds more famous than Chouzé to UK buyers that visit Legget and Rightmove websites.
